Estate management

Estate management

Estate & property management

Estate management is the work AJ Deerey wants next, and it is the work he has the longest record in. For eighteen years he ran his own estate and property business alongside the construction career: 12 to 18 estates and better than fifty homes at a time, inspected, maintained and kept right whether the owners were in residence or not.

His current role is the closest thing to a live reference. He carries four large scale luxury residences from roughly 98% construction completion, through final Certificate of Occupancy, and indefinitely into post-occupancy care.

What the work covers

One property, or a small portfolio, and everything that keeps it running: the buildings, the grounds, the systems, the staff and vendors, the budget, and the problems nobody put on the schedule.

  • Daily care, oversight and operational readiness of private residences.
  • Preventive maintenance programmes for mechanical, electrical, plumbing, HVAC, structural and life-safety systems.
  • Vendor, contractor and service provider coordination, including negotiating service agreements.
  • Property inspections, including new construction punch-outs, leak detection, mold testing and radon assessment.
  • Absentee-owner and home watch care, keeping properties move-in ready year round.
  • Capital improvement planning, budgeting and cost control.
  • Storm, flood and water intrusion recovery.

Scale he has actually carried

  • 122 commercial and residential properties across Southern Florida, currently, with an annual maintenance and vendor budget of approximately $3.6M.
  • Four large scale luxury residences under sole responsibility for daily care and operational readiness.
  • 12 to 18 estates and 50+ residential properties at a time, 1998 to 2016, under Slab-2-Shingles Home Services.
  • 20+ contractors and service providers coordinated across that portfolio.
  • 15+ storm-damaged properties recovered through water mitigation and hurricane recovery work.

Why the construction background matters here

Decades of construction means I don't just coordinate the trades. I've been the trades. That's what separates me from a career facilities administrator.

When something fails at two in the morning, the difference between an estate manager who has built and one who has only administered is the difference between a diagnosis and a phone call.

Where he will work

Naples, Florida is home. He is open to relocation, including outside the continental United States.

Common questions

What does an estate manager do?

An estate manager runs a private property as an operation: the buildings, the grounds, the building systems, the staff and vendors, the budget, and whatever breaks unexpectedly. On the properties AJ Deerey has managed that has meant inspections, preventive maintenance, contractor coordination, capital planning and keeping homes ready whether or not the owners were in residence.

How many years of estate management experience does AJ Deerey have?

Eighteen years running his own estate and property company, Slab-2-Shingles Home Services, from 1998 until he sold it in 2016, plus his current role since 2022 caring for four luxury residences and a 122-property portfolio.

Does AJ Deerey take on absentee owner and home watch work?

That was a core part of Slab-2-Shingles Home Services. He managed 12 to 18 estates and over 50 residential properties, inspected and maintained whether the owners were in residence or not.
